Waynesville is the county seat of Pulaski County and one of the towns right outside Fort Leonard Wood. It sits on historic Route 66, with a downtown square at its center, and its neighbor St. Robert runs right up to the post's main gate.

For a family on orders, that means a settled small town to come home to, with the drive to work through St. Robert. Many families compare towns street by street rather than town by town — the right house matters more than which side of the city line it sits on.

Waynesville goes back to the 1830s, when it was laid out as the seat of the new Pulaski County and named for the Revolutionary War general "Mad Anthony" Wayne. It grew as a trading town in the Roubidoux and Gasconade valleys, and the Civil War passed through it: the Old Stagecoach Stop on the square served as a hospital during the war and is a museum today.

Route 66 came through in the 1920s and brought travelers, motor courts and diners, and the town still celebrates its stretch of the Mother Road.

Fort Leonard Wood changed everything in 1940, when the Army built the post on the timber and farmland to the south. Waynesville has been a military town since, and many of the families who came through in uniform came back to stay.

Market Commentary  ·  September 2026

September brought a noticeable cooldown from the peak-summer PCS rush, but Waynesville's fundamentals still favor sellers. With just under 2.4 months of inventory and active listings down to 69, this remains a tight market by any standard measure. The dip in median sold price to $265,000 and the softer list-to-sale ratio of 98.2% aren't signs of a weakening market so much as a return to a more normal pace after the summer's competitive bidding. Homes are still selling close to asking price, but buyers have a bit more room to negotiate than they did a month or two ago, and the extra week on market reflects that shift toward a slightly more measured buying process rather than any real erosion in demand.

For sellers, the message is straightforward: pricing accurately still matters, especially with new construction continuing to give buyers fresh alternatives that compete directly with older existing homes. Waynesville's draw — its school district reputation, proximity to post, and the ongoing commercial growth along Highway 17 — keeps the long-term demand picture strong, but homes that are overpriced relative to newer builds are likely to sit longer than they would have during peak season. Buyers, meanwhile, should view this as a window worth taking seriously. With fewer active listings and pending contracts still outpacing new listings, well-priced homes in good condition are not going to linger. The frenzy of peak PCS season has eased, but this is still very much a market that rewards buyers who are prepared to move decisively when the right property comes along.

For Buyers

Waynesville is still a seller's market, but September brought a little breathing room for buyers. The median sold price dipped to $265,000, down almost 6% from last month, and homes sat on the market a bit longer at just over 46 days on average. With fewer multiple-offer situations than you'd see during peak PCS season, this could be a good window to negotiate — especially if you're flexible on move-in timing and willing to look at homes that have been listed for a few weeks.

For Sellers

Inventory keeps tightening in Waynesville, now down to under 2.4 months of supply, which still favors sellers overall. That said, the list-to-sale ratio slipped slightly to 98.2% and prices cooled a touch this month, so pricing your home realistically from the start matters more than ever. New construction nearby gives buyers more options, so sellers of existing homes should lean into what makes their property stand out — updates, location near post, or access to the Waynesville R-VI school district.
